The Building Permits :

Any person wishing to construct or carry out restoration work to an already existing building or any changes, must obtain a building permit.

What documents are needed to create a record of a building permit ?

  • An application on plain paper stating the quality of the applicant, the location and area of land, nature of work and building destination .
  • The plan of the land title, or, if the land is not registered, a book plan prepared by a licensed surveyor.
  • A certificate of ownership or ruling on petitory or other document conferring ownership of the parcel on which it is proposed to construct
  • An order of alignment when the parcel on which it is planned to build, is adjacent to public road or maritime public domain or public railway or a component of public water
  • A construction project in seven copies including a site plan of the building, a block plan at scale 1 / 500 or higher level, the plan views of different levels and cutaways sides and facades to the scale 1 / 100 or higher on a scale and a map of the supporting structure established by an engineering or engineer registered in the table in order of engineers
  • Two stamped envelopes bearing the address of the applicant's license
  • A copy of the income tax return.
  • A Municipal Discharge.

Response times to requests for permission to build :

The decision on the request of a building permit within a period not exceeding forty five (45) days from the date of filing, on the basis of a record duly constituted. This period is extended to :

  • Forty five (45) days if the development plan is being developed.
  • Sixty (60) days if the proposed construction is located within two hundred (200) meters around
    • natural sites.
    • Cultural and archaeological sites.
    • safeguard zones.
    • historic monuments.

  • Authorization for the repair or construction of a wall: 25,000 D
  • Occupation of public roads by construction: 2.5 dt / day

Notes :

  • The license is valid for a period of three years from its issuance. This validity is extended for the same duration on request, and that when the construction project has not changed. This application must reach the Technical Town Hall a month before the expiry of the validity of the order of building permits whose extension is required.
  • The license is renewed in the same form and conditions obtaining in the case where the construction project has changed.
  • The record of a building permit can be reviewed after a field inspection.
